Wait until after the announcement to do another stock offering. Then buy in after the big sell off. you have a lot better chance of a ride up. it comes after they have returned so much capital as part of the monthly dispercement. then they do an offering to reinvest.
IGR will prove to be a terrible fund once the market settles down. I owned it for 2 months, then sold it for a small profit. Almost 1/3 of the dividend each month is return of capital. Long term, once the capital gains are done with funds heavy on return of capital are pretty much a legal ponzi scheme. Early investors get their money back while those later on suffer from slow endless NAV reduction.
