    wag stock 2

I've focused on WAG as I was impressed on how
they are setting up new stores in growing areas, that
will have a disproportionate amount of growth viz a
viz baby boomers beginning to use more of WAG
    services.

Summer of 1997 found me in a new WAG at
Pima and Pinnacle Peak in North Scottsdale. While on
vacation I needed medicine for my daughter. WAG got it
from the computer. Nice. But more impressive was the
drive thru; good for the soon to be seniors who will be
buying property in the desert up there. When I was there
last, the area was still wide open. I bought property
for retirement in a community with 1400 lots, of
which perhaps 200 were sold. Now all but 200 are sold.

Common sense tells me this will be one very high
    grossing WAG store.

    • Drive thru were not set up just for seniors but
for the convenience of mothers with children, ill
customers, lazy people and people without make-up. However,
this is a double sided sword; they buy less(less
impulse purchases) when using the drive-thru. As far as
      the real estate--Walgreens demographics are
      great---give them a street and they'll put a pharmacy
there---then "they will come". The desert is getting
crowded--expansion to the the far west of Phoenix, and north of
Phoenix and South of Phoenix and East of Phoenix--does
that cover all directions. Scottsdale may be as big as
Phoenix in ten years, so that area needs more Walgreen
stores; but they are meeting great resistance. My
suggestion to you would be to buy more real-estate and WAG.
The population of Arizona is expected to be around 27
million by 2010. Where are we going to put all those
      people?

    • I recommended WAG to our investment club when it
hit a high of 30. I was unable to attend our last
meeting and the members sold it out at 52, which made me
a little unhappy. I would have liked to have kept
it, but now I am thinking about buying a nice chunk
      on my own. Any opinions?
