Slegervoss---right here I would buy. There arev a few sellers out there that are taking their profits now that they have te 68 cent dividend. But, once that's out of the way the next couple of weeks should be upward in the price. Reasons: the index pressure is out of the way, funds who felt they had to sell before quarter end because UBS lowered their rating to Hold are out of the way(without mentioning two firms that raised their sights in the last few days) and finally the Q2 earnings to be reported about July 19th will be good reading. Based on the larger than expected dividend increase and a normal payout, I think the analysts are about 4 cents shy--I estimate about 75 cents for Q2 earnings,56% above last years' report. Further, I look for upward guidance for full year 2002 earnings AND 2003.

I agree with George that NLY is a buy at current price.To the reasons he has given should be added the fact that the stock price is selling near shareholdres equity.Every other MREIT I have checked is selling at a premium,NLY appears to be the best bargain.
