Realistic posts can seem negative to an optimist. I do not think an expectation of a $30-$40 per unit price within the next 2-3 years is reasonable. I will be very happy with a $1.00 to $1.50 distribution next year, which would probably translate into a $10-$20 unit price.
I don't know if you get the Dallas Morning News but there is a big lawsuit going on against the producers in the Barnett shale region (involving one small Texas town) that the people involved in the suit state that since drilling commenced the area stinks and there is noise all the time. Someone in the article mentioned the smell could be curtailed by putting some equipment into an structure. In so far as the noise goes, everyone knows that drilling is a 24 hour a day job. I guess these people were just P.O.d they did not get a job that required them to sit on their dead rumps all day.
