Lodging reits were paying out based upon revpar that was also a bubble. All those dotcoms raised capital and spent a lot on traveling road shows..... it will be years before lodging reits see those revpar levels prior to 3/00. And no there will be no rich dividends because they don't have the money to pay rich dividends. They are the most volatile in sector and over time shares will fall back and yields will rise that way.
I have owned JNJ in my retirement plan for years and years. I have been thru 3 or 4 splits and I reinvest the dividends. JNJ is the one stock I own where I never read the annual report or care about the news. It just delivers double digit returns and double digit dividend increases.
My call on lodging is a long term call meaning 3 years from now the impact of too much new hotel development will drive down revpar, result in price wars and drop share prices of reits..... dividends should hold so that is when you will get higher yields.
