    i have a question

    if we have unemployment at over 10% and and the amount of people with damaged credit surging as much as 35%,combined with the fact that the last refuge for people with marginal credit is fha which is about to increase down payment requirements and stricter guidelines,then where is demand going forward coming from for all the homebuilders to stay in business.add the fact that interest rates will have to go higher in the near future making it tougher for borrowers to meet debt to income ratios.we seem to forget that we just went thru an era of huge over building largely for second home purchases which mostly are in foreclosure now.let's face it some homebuilders will tough it out but most will have to shut down years ahead
