    RIETS will survive, these are corporate entities that are transparent and will be the vultures that gobble up the distressed commercial property held by private companies who cannot raise equity or borrow money. Sure rents are rolling down. But that will be factored in when REITs start buying properties at distressed prices. Then factor in the bottom of rent roll downs (2010 bottom) and then you see the bright future ahead. IYR has another 50% to 75% upside still.

    REITS are the strongest and the least likeliest to fail in real estate.
    Most commercial property is held privately not by REITs.
