What is your take on Commercial Real Estate Brokers?
The good ones have a wealth of information regarding multiple facets of the equation. In my experience an agent who exclusively handles Commercial transactions is an invaluable resource and the knowledge they have is roughly equivalent to an attorney or other highly-paid professional.

I would take exception to "invaluable"..
"Maybe" for the "first time" commercial buyer they could be a help until the buyer gains some experience/knowledge.
But the "Trust Factor" overrides that...
Frickin realtors will deliberately walk a buyer into a losing situation with failure to disclose material facts.
The BS about a realtor "representing" the buyer or seller is total Crappola. Realtors only represent their own interest. (commissions)

But to prevent fraud there are things like Title Searches, Escrow, etc. Then you may want to tour the home that is being offered for sale, maybe the owner doesn't want to be bothered, before you know it, third parties make a living helping moving things along. Yes Real Estate Agents! You don't have go through one, but they are useful.
Fannie and Freddie were created to make homes affordable but in effect inflate home prices.
That is how government works. The effects of government actions are the opposite of the intentions.
The way to make homes affordable is to let prices fall until some one buys with a 20% down payment, verified income and high credit score.
If those prices have to fall 90% then so be it.
Simple, no? But nothing in government is simple.
If we keep showering our incompetent whiners with free money the dollar will be worthless.
