An improvement in the LA rental market could actually be bad for MPG. In that case, the note holder on KPMG may foreclose as early as this October, believing it could be sold to another REIT at better terms than could be achieved with MPG. MPG would lose one of its "trophy" properties and be on the hook for Maguire tax payments. Reorganization in bankruptcy continues to be a strong possibility.
