    What happened to URE?

    What happened to URE in the last hour or so of trading? The DOW really didn't do much, but URE certainly did:;range=1d;compare=^dji;indicator=volume;charttype=line;crosshair=on;ohlcvalues=0;logscale=on;source=undefined

    Was there any specific reason for the jump?

    Someone was obviously throwing a TON of money at it in the last hour. Even with some likely profit taking in the morning, it might spike higher yet tomorrow, especially if we get ANY kind of play in the overall market.

    • It's called massively oversold. Commercial is not residential--PERIOD

      This sector has taken all the beating it needs plus some. Commercial RE is the heart of US economy. the heart will not get ripped out alas residential for thousands of reasons

      The fact that commercial is so beat up right after residential will prove to be one of the greatest buying opportunites for comm. REIT's EVER

      The smart money that shorted the easy credit period/bust is going long comm RE as I write--see GGP

      URE will be 20 before end of year. I can see the headline now---"Credit Crisis spares commercial R/E" "The carnage is over for commercial R/E"

      "John Paulson takes 10% stake in PLD or VNO or SPG or GGC or............"

      Money is shifting get on the right side of it.

      • Commercial real estate is about rental income. Simon Property Group (SPG, about 6% of URE), builds malls and rents them. The vacancy rate on mall shops is increasing, and there will be a continued downturn for commercial real estate. It will not be as severe a correction as happened in homes, but it will be an ongoing issue. I am not so willing to dismiss the possibility of downside risk, as you are.

        The other side of a slowing economy, is that companies downsize, instead of growing. Companies that were thinking of expanding, and renting a larger space, are now staying put, or moving to smaller locations. Cheaper rent is a powerful motivator for these moves, and can make up for the moving costs.

      • There is a REIT in Chicago (General Properties?) that is teetering on bankruptcy. Late yesterday, they received a big investment of 20% of their outstanding value, which may explain the late surge in URE.

        Question: are the holdings in URE the same as in SRS, or are they different? I haven't been able to find the underlying holdings for SRS.
