This is understandable because new retiree developements are just opening. Snowbirds are vacationing in these areas with nothing to do but drive around looking at new things. Soon they'll be going home and traffic will drop in these warm winter areas. In March 2006,Pulte said during CC, is when the big drop in traffic was noticed. My retiree neighbors spending the winter in Florida return this month. My neighbors who own a home in Arizona return in April. I know, for a fact, they will have checked out the new Dell Webb projects in their areas just out of curiousity. History should repeat itself again this year with traffic dropping in a few weeks.
