Cowan Creek Fitness Center Equipment
Pulte wants Residents to pay for Cowan Creek Fitness Equipment – When the current fitness center and other original amenities were built, the Developer (Del Webb) purchased the equipment needed to make the amenities usable. In a turnabout from established policy, the Developer (Pulte) wants the residents to pay for the fitness equipment (49 pieces) needed for the new Cowan Creek Amenity Center. In effect, the request is for resident HOA dues to subsidize Pulte's obligation in the amount of $176 thousand dollars. The specific proposal is to lease the equipment rather than purchase it; however, the method of acquisition has no impact on the Pulte's responsibility for funding it. Most of the equipment has a five-year life; therefore, it should be the Pulte’s choice to either pay the first five years of the lease expense or purchase the equipment.
Cowan Creek Restroom at Turn
Pulte Wants $50 Thousand dollars Subsidy from Residents – White Wing golf course was built with four restroom opportunities (three on-course restrooms and one at the turn from holes #9 to hole #10). Cowan Creek golf course was supposed to be built with the same facilities; however, Pulte constructed the course with only three restrooms. Pulte has refused to pay for the additional restroom. Instead, Pulte wants the residents, per the Property & Grounds Chair to pay the estimated $50 thousand dollars to construct the needed fourth restroom.
The total for the ammenities that Pulte should be responsible for is over $250,000.00. To us retirees, that is serious money. And, this is just one of many items that Pulte has pulled on us here at SCT over the last 5 years that has cost the residents more than it should have and more than we were lead to believe. Over the last 5 years the unwarrented costs to residents has been in the millions of dollars....
