ER report - maybe - but what if Dell Webb picks up some customers who have just had their equity doubled in the stock market and can now retire? Most of their sales are cash sales to retirees, and apparently they've had a lot of interest recently. Also, an average FICO score last Q of 745 (!) for all homes sold. That's pretty amazing when you think about it, shows just how perfect you have to be to even get credit in this country and how tight it is.
BTW...I think your bearish comments are a good counterpoint to the discussion here.
BTW2...I bought 65 of the January 7.5 calls today; so I guess you could say we are on different sides of the same bet. My discouragement with the decisions that management has made are second only to my decision to stick with this dog. Hope for the underdog can get you killed in this business.
