We all know Gurnee hyped the NY project in large part for the Chinese living in China. Someone I think it may have
been Savvy who provided a Chinese site where the page showed Xin helping the Chinese on how to enter the US even down to helping them open a bank account. We also heard Gurnee on calls saying they were and had been
investigating purchasing us properties with lawyers/advisors. We saw the Chinese site, before we knew anything
here, because there was never a PR issued in the US.
Yesterday, a Chinese investor I believe, asked about the NY property and something about 'how was that going
with Chinese residents'? Something to that effect. Gurnee pipes up and says, that project was not for the Chinese
but 'Americans'. So not only does he make the caller look like a fool, he just out and out lies, because that's how
Gurnee's been pushing the project. Now what is your guess as to why Gurnee would do a complete turn around?
This doesn't bother you as an investor? I'll have a third flip for tomorrow. .
So you're concerned that Xinyuan is marketing to both Americans and Chinese? I don't see Gurnee making a complete turn around as you say, but maybe he wasn't clear to some people. It only seems logical that Xinyuan would market to Americans and boost sales with Chinese buyers and that's what perked my interest in this company in the first place.
Gurnee said the NY project was for BOTH "Americans" and "Chinese". Chinese investors might make up to 40% of the buyers....and makes the project far more attractive and profitable than with "American" buyers alone. In fact the Chinese are solicited to invest $1.0 million in the Williamsburg project...with an option to get $1.2million cash back in two years or apply $1.2 million towards a condo.
hello my friend, i think you may be over-analyzing a bit. it is more straight forward than what you are saying. given where xin came from, of course they are going to first market to china's chinese looking to buy overseas and ny is a great spot. the location will sell itself. so in pre construction phase there may be a decent percentage bought up by the mainland chinese. after that, the units are open to anyone, could be chinese americans, indian americans, jewish americans, etc, etc,. americans. could be even you :)
Then Chinamanny you best go back and listen to that Q&A. Maybe it was too early in the morning for you.
Overanalyze? Not me. He was very clear about correcting the caller and being very specific about saying
no the proposed condos were for 'American'. You don't need to think too much about that answer. The question is why the flip. I have my own theories. I want to hear others?
