Xinyuan Real Estate Co., Ltd. Message Board

There are so many catchy titles I could use

like Catch the Lie, which one is it Tom or Omer (or as Stinky would say, but you are always yelling fraud)
The following is from a WSJ article quoting Omer in November 2012
"Chinese developers of apartment buildings have an edge over U.S. developers when it comes to reaching potential buyers in China, says Omer Ozden, an adviser to Xinyuan and other Chinese investors in the market for U.S. real estate. “If right out of the gate you can get 40% the building sold to mainland Chinese, it’s going to be a successful project.”

Notice Omer doesn't say Chinese Americans, but 'Mainland Chinese". When we could post links, numerous
Chinese or Chinese speaking would put links to how Xinyuan was trying to sell the US to the Chinese, right
down to how to open a US bank account. I saw and read it myself.
Three months later on the earnings call this is the conversation of a caller with Gurnee. He even tells the caller he's wrong for noticing what many on this board noticed by their links.
This is from the transcript of that February call.

"Frank Schuh - Renault Adventures - Analyst
Yes because the marketing that I have seen so far again coming back to the marketing as far as I can tell has been focused on mostly Chinese
citizens who want to have second home abroad in US?
Thomas Gurnee - Xinyuan Real Estate Co., Ltd - CFO
    How wrong you are.
Frank Schuh - Renault Adventures - Analyst
    How wrong I am, okay.
Thomas Gurnee - Xinyuan Real Estate Co., Ltd - CFO
How wrong you are. Because really they are marketed to America. And as I said earlier, we hope to benefit from incremental revenue from Chinese"

Then they tell us about the JET. It's not like Xinyuan has properties in all 27 Chinese provinces, lol. They are only in a few and all in one area.

Makes we wonder. Is this how they tried to sell it to the NY Building Commission?

    • Shelly_Babbleman....

LOL! The NY project will be marketed to both "Americans" and "Chinese" from China. Whoever comes up with the cash first and a signature, wins a Williamsburg condo at 421 Kent.

Omar did not say they would sell to 40% Chinese....he used the hypothetical "If" and Gurnee rightly stated that XIN would not market mostly to Chinese. "If" 40% Chinese buy is not "mostly".

      Serious question....are you #$%$?

      LOL!

    • Oh, and BTW in case you haven't noticed, there has been no marketing to America since they purchased the
land 15 months ago but they started immediately from what this caller said as soon as they bought.....in China
      on Chinese websites.
