    This is not a Mreit

    This is a commercial property reit that is backed up with high quality tenants. With the rate of growth it is realistic to think this stock will be in the $25 range in the next year or so, with an over $1 annual dividend.

    Currently the stock offers a 5.7% yield, if you were to buy a building yourself you would be hard pressed to find properties like this at the same rate. I own homes and I am receiving an effective cap rate of 4% after taxes. And that is not to mention the income taxes that I need to pay in addition (subtraction) of that 4% making it closer to 3%.

    If you own this stock, you make 5.7% off of todays price and rents are not coming down. In addition you pay a 15% dividend tax rate regardless of you tax bracket. This (in my opinion) is a no brainer, I just put a 6,000 share position in at $15.90

    Thing to keep in mind, better not to use margin on stock otherwise you might be forced to sell your position in a bear market. Otherwise everything posted above is accurate.
