You start with Waffle House employee, turn them into a maintenance employee, and then turn them into a manager of a 500+ community in Breinigsville, PA, called Green Acres. With no prior real estate or community experience this manager will have no problem making unethical decisions for ELS, Inc. For instance, ELS allows a conflict of interest for this manager by allowing him to purchase homes and resell while being the sales manager and the one showing homes. Secondly, they allowed him to breach there lease contract that requires ELS to have a first right to a home being sold in Green Acres. When he purchased his for far less than the value, ($7,000 purchase price compared to min value of $20,000) he did not have to give ELS the first right for refusal. While he did not have to abide by this "rule", other had to just for ELS to make a couple extra $$$. Can't wait to SELL!!!
