Here's how I got here: I was wondering if REZ is tied to rental income for these properties. However, I believe that since a REIT pays out 90%, it's more about the asset appreciation. This might explain why REZ performance so tied to single-family homes and the economy in general.
I was thinking this should trade inversely to single-family housing prices, but it does not seem to. I suspect housing will drop even further, and if so this will too. I don't think this ETF is the vehicle I was looking for.
