  • Is honestly one of the funniest and cleverist poster on this board... The play on words alone makes me giggle :)

    At first when WW came to this board I thought he was offering some insight because it did not exactlly fall into my line of think (stupid girl) but once he started attacking ppl like escape abd pip for no apparant reason I realized he had other agenda...

    Believe me I want to hear all sides but attacking people and then claiming that they are being crusified is not just annoying but disgusting.... WW I hope you can stop the bashing and just get back to talking about the stock...

    Probablly just wishful thinking :(

      Probably not an Engineer alive that hasn't ran into this quandary at least once in their life. Makes a lot of them prematurely bald from scratching their heads. LOL

    • depends on the REIT a lot are buying whole condo/apartments now and renting them out for cash flows. then when price goes up they dump them and move to next sector.

      one thing people should also know about REIT they very dependent on the interest rate being low. if that spikes up they lose appeal or they start handing out very risky loans to keep the dividend payments up.

      as with any other investment best to do a ton of DD before buying anything.

    • REITs are somewhat different than the basic housing RE. They deal mainly in high commercial real estate (malls, high rises, professional offices, etc.) as I understand it. I can't see that that part of the RE market has been affected as much as the residence housing fiasco (which was let by Fannie and Freddie).

    • It is an interesting question escapegrl. I come here for entertainment. I'm an engineer working in tech but can't say much more other than Longmont is a great town to live and work in. I've learned over the years that I have no clue what moves our stock. Reality and my understanding of how it should behave have nothing to do with it.

    • REIT are not made the same way a normal stock is. they have to pay out 90% of earnings to the shareholders. this comes from a drip program meaning they will always be issuing more shares. so the stock gets diluted over the ages.

      so you get a 5-15% yield off of them but if you always reinvest the share price most likely will go lower (or go higher if housing takes off but that is the gamble you take with the original shares).

      bottom line is within about 5 years with most REIT you get your original investment back from the dividends, but the dividend money is better spent elsewhere. think of it more like a bond then a stock.

      note: with all dividends it is almost always best to take the cash and decide when you want to reinvest it back into whatever you decide, even here with seagate.

    • escape one of the best plays for the REIT sector is the vanguard REIT funds.

      one thing to note about a REIT is don't reinvest the dividend that money is better put elsewhere.
