    Tim to Monetize TA

I don't think so. What would they do with the money. HPT management must decide how they want to grow the company. They should have terrific cash flow but they don't want to pay too much for hotels. I think they need to launch a building program to build a half dozen first class hotels - resorts preferably because it is cheaper to build than buy but they are too conservative. They could buy a small REIT. I just don't know, but they have to do something.

Adjusting my price target to $41 for this year

I would like to see EPS exceed the dividend payment so we get a chance on a dividend increase. I agree with your target for 2015. Yield would be 4.7% higher than other Hotel REITs. They need to show a plan to increase investment. Build more Sonesta hotels or buy some of the hotels now under development by builders. I look forward to the conference call.

Down too fast. Interest rates will rise and BAC with it.

  • History shows that HPT declares a dividend in the middle of January between the 10th and the 14th. I expect a boost in the dividend payment. Time will tell.

This is the bottom. Price with double in 2015 to more than $60.

  • In the 4th quarter of 2013 NSM reported a loss of 23 cents. I expect NSM will report north of $1.00 per share and encourage analysts to raise guidance as NSM will no longer provide its own, This is a $60 in 6 months.

We need this board and we need more members. Low 10 and 30 year interest rates and less alternatives in the high yield bonds because of lower oil prices should spark interest in NRZ. If investors willing to take the risk of owning NRZ maybe they will push the price to $15 and accept a 10% yield.

  • NSM provides a variety of services to the real estate market including servicing, mortgage origination, home search and closing. This generates a strong revenue and profit stream. Zillow only sells advertisement and leads. Zillow needs to watch out for NSM and its HomeSearch site.

Investors want to see management make a move to grow. If they were to make a big acquistion, I think that would boost the share price. I think they will increase the dividend in first qtr of 2015.
