  • How much will the divy grow in 2015…..Based upon RAS's stated policy of a 75% payout ratio, they over paid last qtr due to SEC settlement that took up much of that qtrs available money. My guess is that even though earnings/CAD may have grown, RAS may choose to hold back on an increase until the over spent money is replaced.
    That is what I would do if I headed up RAS. They had a plan for balancing growth of cash/bv and satisfying the stockholders with current earnings. I'd stick to it…At some point they will have to payout based upon the 90% rule, but in the mean time keep some extra cash and grow the dividend and book value with it.

    When investigating a new stock nothing looks better than steady increases in BV & dividends. That's what I want newbies to see a year from now and beyond.

    Once balance sheet is cleaned up will CAD still be used or will they return to AFFO as a guidance for dividends? I don't see CAD being used by other issues I follow.

    I think the question should be.."It is time to get in or add?" Once RAS has 2 to 3 consecutive quarters with a GAAP gain, an increasing book value, a steady dividend with some predictable growth, the volatility will diminish and there will be steady upward pressure on the selling price.

    I suspect anyone looking for a miracle after Q1 results most likely will be disappointed…It's going to take longer than that to remove the high risk status currently associated with RAS.

    Davis, I haven't really followed IRT other than what you and Ethison report about it... so my question is….what is the return rate to RAS on it's IRT investment? That would be without the inclusion any price appreciation in IRT?

    NMB…I'm aware of how book value can increase or decrease. (RAS's BV in 2006-7 was around $25 pre-split = $75 today.) I only question 'how much of a return can one realistically expect in this field?'

    Based upon the replies here a market price of $11-13 should be obtainable once RAS gets it's financials cleaned up and the Taberna mystery is removed.

    Just for clarification…are you fellows saying most RIETS are selling for two to five times book value? Davis, I know dividends are paid from earnings. But at some point one must consider how much can be earned with the capital a company does have. If RAS were to reach $1.18 CAD for the year (4X.28) that would represent almost a 19% net return on a $6 book value. Seems kind of high to sustain to me….We are not building a better mouse trap here just borrowing and lending money with some rental income.

  • Now the question is….What happens when RAS reports next? Will industry headlines emphasize the GAAP loss and lower book value again driving the price into the sixes or can we assume those issues are pretty much baked into the current price?
    How much can we expect future buyers to pay over book value?
    I know there were spikes over and below these numbers but, in the glory days RAS 'usually' sold for more no than 10% over book value or about 10 times earnings…Can we expect these multipliers to be different in today's market?

    I'm personally looking to buy more after my 30 wash sale period but have become a little suspect of the CAD numbers going forward. How much can one expect a stock with a $5-6 book value to distribute in earnings?

  • Todays article written by Sam Lin estimates an annual CAD of 86 cents. Using RAS's current 75% of CAD payout formula this would result in 65 cents total dividend for 2015. I thought CAD was running around 25 cents per quarter now and growing.

    Is Sam's estimate low or am I mistaken?

    Wow…can't recall RAS management ever responding, in a timely fashion, to a negative article before..Even the Schaefer bashers should recognize he deserves kudos for initiating or approving this rebuttal.

    Article seems awfully harsh…ROC paragraph is mis-leading, as it fails to mention dividends have been re-classified due to tax losses carried forward. Seems they are looking to hurt RAS big time...

    Before one can really evaluate his 2014 performance we need to see how 2015 develops. He may have laid the groundwork for a true turn-around year. I'm expecting big things from RAS this coming year once we get past the next CC.

    It took awhile for me to find it…Thanks….This allows me offset cap gain by selling REIT shares that are under water from '08.

    I'm new to PCN this spring and am uses to finding this sort of information under headlines or news releases on the PCN site itself.

    I think it would be in their best interests to at least report Tabernas have finally been unwound. Most likely would provide a small boost until Feb earnings report when the book value takes it's last hit! (hopefully)

    I'm moved into PCN from another lower yield Pimco fund this spring..I'm looking at a long term hold for the dividends…Drops in bond funds don't make me nervous if based upon news. Over time it balances out. I thought I missed something and really have only been looking closely lately, as if there is a cap gain distribution I have some REIT #$%$ from '07-08 I can sell to offset the tax obligation.
