The real estate market here isn't showing any sign of tanking. In fact, my realtor neighbor says his only complaint is no inventory. He is working with 11 different buyers and there is nothing much to choose from. (Vernon Hills, north of Ohare airport Chicago)

They say they "may issue up to $2 billion over the next 3 years" so maybe they wanna just file once and not have to deal with it again?? Prices on all 3 don't seem to show concern right now.
I am in OAKS-A................all the criticism is toward doing spo under book value on the common. Comes on the heels of them also doing one in February. But these guys prob need to boost those management fees since only 7 mil shares in float. I will add some oaks if it takes a little more hit under 11.30

Reik, fur is voting on liquidation of the company and seeks shareholder approval in August. If they liquidate fur-d would be called away at $25 eh?
yes they did, they also did it in February. Plus they just did an SO on the Preferred in May. Doing a dilutive offering doesn't seem to bother these guys in the least.

I compared psa-z with psa-s since its closest to the 6% yield for both. psa-s is all over the place dipping as low as 21.85 last December and currently around 24 after recent div. One thing for sure, they issue a lot of debt. Im gonna pass on this one.
They sell $100 million of 5.25% of 5 year Convertible which converts to 50.91 sh per $1000..................(which equates to $19.64 a share). Nice deal .................for them!
thats how I approach it.............takes a lot of time to research these but pays off when done right.
