Not enough exposure, but I'll take anything even though Xin isn't a big enough dog.....it's only a Chihuahua (darn I had to look up the spelling of that ugly mutt).
Is there a new coffee brew out there Mayo called 'Realitybound'. You seem to have poured yourself a cup the day you wrote this. Now if it had been the 'stronger' brew, you wouldn't have written 'they're doing a decent job of running the company'. But hey, it's a start....kudos.
You've made Morgan Stanley's day......yippee!
Lol, they didn't think it was 'appropriate' at $2.66 as I recall, therefore, they don't intend on buying back but it
sure does sound good.....don't it?
Is this company for real? I just read Star's post from the call which I haven't listened to yet.
Wake up GEORGE LIU......you are on an earnings call...... It is your job to know how many shares the company repurchased, if they repurchased any. Not at your fingertips, what bull. Please for the sake of investors, don't leave your brain at home. It is a question that comes up EVERY SINGLE EARNINGS CALL,
How can you be the CFO of a company, and be that unprepared for the question?
Seriously, and you people think this CFO is a good CFO and on the ball?
It's quite all right Mayo, I don't need credit. As a matter of fact if they hadn't dropped SG&A costs, I think my .28 eps would have been
exact. I didn't realize you were asking for a 'net revenue range' which means squat, if you can't get it to the bottom line. What did they do sell the jet, lol?
Just make sure you're around when they don't declare profit of over $100m on the project. Should be guaranteed now wouldn't you say if they are now getting $1,339 per sqft on their remaining units. So glad you clarified that minimum profit level for us. So I guess when Xin said well north of $300 m (and they did say that pumper) it should be $350m since they're getting so much more per sq ft than that $900.00 psf you say they said, which they didn't if you read that NYT article. But then Ryan Black also said the units would be $700k. Do you remember any of those?
Just keep reading the statement over and over and tell me what the bottom line was supposed to be, compared to what it will be.
'the project should generate $360MM - $375MM in revenue, less $240MM - $250MM in total project cost (est provided on call, including land). '
Here's a reality check for you Stinky. If the markets believed the BS you post this stock would have doubled long before now and I'd be gone like a nor'easter. Unfortunately I'm am under water on this one, so you'll just have to put up with my reality.
And when did the $ psf increase again Stinky?
Everyone who's been following this company the past 4 years or more as I have, should know by now this company never delivers the numbers they say they will. Especially the past two years.
They inflate costs and lower profit margins, and the project isn't completed, so watch those costs inflate some more. We'll be lucky if they don't downplay the profit to $30m. It's all HS, they just pad their own pockets. Let me post what Mr. Black had to say to the NY Times in May, 2014. Another poster Lcd did the original post, so you can read the rest of it. I'll just post one paragraph as a reminder to all of us.
NY Times Articles mentions Williamsburg Project

NYT article today, "Chinese Developers Step Up", mentions XIN's Williamsburg project. I cut and paste a portion of the article below, which states units are being marketed at about $1,000/square foot. This project has a total GFA of 37,2000 square meters or about 400,000 square feet. For those listening to the CC, XIN's lead person in NY estimated project revenues for Williamsburg to be "well north of $300 million". Clearly, this article is consistent that assessment and that net of realtor commissions, the project should generate $360MM - $375MM in revenue, less $240MM - $250MM in total project cost (est provided on call, including land). Not a bad ROI and limited risk.'
One month is not a trend or even a reliable indicator. See it for the next 5 months in a row...could be stabilization in the works.
You have other boards where you are not posting your politics. Why don't you go pollute them along with Rat. It appears your only interest on this board is to post your politics . You got a family, go bore them or all they already saturated with boredom?
Tut-tut Marcino. Although I agree with you on a number of your issues, at least temporarily I think this one is going to be creeping up with hope on that 3rd q report, which should be decent or better. So I don't think you'll be seeing your $3 unless they blow it. I also agree with olssongustav. You'll likely sold your position Marcino and want the stock to go down so you can hop back in. Maybe not this time for you.
