A NY Times article from the real estate section April 15, 2014
'South Willaimsburg: Catching Up To The North Side'
'What You’ll Pay
In a low-inventory market, there aren’t a lot of properties for sale; many are in a handful of buildings.
Just 16 co-ops, condos and townhouses were listed for sale in early April, at an average list price of $1.78 million.'
In the "Brooklyn Magazine"
'RIP South Williamsburg', where the Oosten is mentioned and it says being developed by Chinese
investors? (Infn, are you personally developing this project?, lol)
In March we also had this blurb for the New York Post
'Construction is finally under way (after years of stalling) at 429 Kent Ave., a 2-acre site that will start sales as a condo in May. Once completed in late 2015, the condo — called The Oosten — will consist of 216 residences, of which 15 will be townhomes, by XIN Development Group International, which purchased the parcel for $54 million in 2012.
The Oosten will up the neighborhood’s game, luxury-wise. Consisting of one- to six-bedroom units, with interiors by the Dutch designer Piet Boon, it will include Jacuzzis in the penthouses and townhouses, an art gallery and amenities previously unseen in this part of Williamsburg (lap pool, playroom, sauna, roof terrace with reflecting pool).'
I think my Oosten posts make up for my horse posts :)
Then I went to Curbed, and at the top of the page, a trend alert dated April 16.
'In case you didn't know, the New York Times has stepped in to tell us that it's not only northern Williamsburg that's hot right now, but so too is its blossoming little sister, southern Williamsburg, the area south of Grand Street. Despite its converted factory spaces and incoming mega-developments like the Oosten, south Williamsburg still trades at a 15-percent deficit to the north side—but if northern Williamsburg's rapid growth is any indicator, that won't be the case for much longer. [NYT]'
I don't see any further permits issued yet.
I usually look up the address, but this time I googled the name Oosten . I saw an interior photo of the designer's I hadn't seen before. This is from Brownstonerl
'A spokeswoman contacted us with new details about The Oosten, the Chinese developer-owned build at 429 Kent Avenue that will bring 201 condos and 15 townhomes to south Williamsburg. XIN Development Group plans 500,000 square feet of residential space on two acres on Kent between South 8th and South 9th streets, above. The condos and townhouses will range from one to six bedrooms, and the townhouses will have direct access to 15 private garages. There will also be four penthouses with elevator access to four private garages.
Dutch designer Piet Boon is designing all of the interiors, finishes and amenities, which will include jacuzzis in the townhomes and penthouses. The architect of record is WASA/Studio A. The developers will also set aside 10,000 square feet for a nonprofit art gallery. The Oosten’s amenities will include an indoor lap pool, fitness center, sauna and steam rooms, children’s play room, and a rooftop terrace with a reflection pool. Construction began recently and is expected to finish by the end of 2015. The site is currently being excavated, as our photo above shows..'
Hadn't seen that photo of the excavation site either.

Yeah it was a brilliant move for Borel to take him from the 18 hole, waste his time taking him over to the rail...sic
Maybe other trainers will take a look at the strips. Don't know that there's any evidence that it makes that much of a difference. Not a topic I'm familiar with. Wouldn't hurt, so why not.
tehe.....he just ran 11 panels from the back of the pack and was close. I wouldn't leave him out but we'll see what field we end up with and pp.
No, first you should learn how to spell, then work on grammar, then sentence construction.
Another assumption, lol.
You appear to make a number of assumptions, how's that working for you? Not much I'd guess.
' I ll bet you think FOX news is real too!'
And that statement, has nothing to do with anything, good going, you got any other one liners?
I watched the race when I saw the results......and in the slop and before the P.
BTW, Danza is out....too bad Will now be more pressure and lower odds
Oh, they were hired, and DT has forensic auditors too, but what were they hired to do? Unless NQ mobile states clearly they were hired to do a forensic audit, then imo, there is no fa being done by DT Advisory.
Don't even know anymore whether it'll make any difference now. The interest in this company and their US
involvement in property seems to be a thing of the past. You can't hold that excitement for almost 2 years......
but we're gonna, but we're gonna........gone.
You didn't go with your DI?
One of the cheapest paying Tri's I've cashed in.
Was looking at Tonalist back in February. Did you know he's a roach back? How can he run?
'A buying frenzy'......What do you think of that comment considering all the press saying the opposite? You mean reading the transcript isn't enough? So why don't you tell me what the 'airline project' comment is about?
