It has paid a steady div.( $0.1375 per share monthly) since 2002, even during the recession, until today.
They don't own oil or financial.
I have BDC's and RIETS in the mix.
PHT's February distribution of $0.1150 per share represents a 16.4% decrease from the $0.1375 per share distribution paid in January.

Fiat dollars are backed up by faith the Government. Many of us do not trust the government.
