If receivables or some other non cash type of asset went up then maybe but cash is a pretty simple asset to confirm and cash only increases by more debt or increase in sales and receivables.

Revenue is easy to determine just look at property monthly rents.
Expenses are a little harder at face value especially considering the properties are triple net.
To be able to buy a single tenant triple net lease co with a 11% yield is mind boggling I will dip my toe sin at sub $8.00 if I can for 2k shares.
