Anybody planning to visit outlets this weekend?

    by hrdwkgdog Aug 8, 2014 12:05 PM

Outlets is likely a ghost mall now. Web Search "malls in Bakersfield" and in
Santa Clarita to see some of its formidable competition. I noticed its picture
in the L.A. Times (Sept. 28th) no longer shows CEO Bielli in the foreground.
Fortunately, I can propose alternative uses for that property. The merchants
should plan "closing" sales for the holidays ahead to vacate by January.
If someone visits Bob's Clock Tower again, please post a candid report.
Check also to see whether WMT, TGT, DG, IKEA or others have opened
retail tent-stores near their respective TRCC warehouses yet.

    Impairment of TMV assets?

    by jefatkinson Oct 2, 2014 6:07 PM

Tejon Mountain Village is planned to be a 26,000-acre residential/resort community located along
the ridges and valleys of the Tehachapi Mountains in Tejon Ranch’s beautiful high country. (site)
The DMB deal placed the current "fair market" value at $140mm or $5,385 per acre. I don't know
what value TRC has assigned to TMV in its financial statements, but my recent review of area
real-estate asking-prices on the Web suggests that raw land is worth $2,000 - 4,000 / acre there.
I feel that TMV is completely misconceived as "residential/resort" and should be written down to
about $3,000 / acre at this point in time. Have any lots actually been sold?

TRC land also has Joshua trees. Read more about Yucca brevifolia at Wikipedia.
Could Cahuilla Native Americans teach TRC profitable uses? Would be great PR.
Shouldn't TRC be harvesting its oak and other woods as building materials and
    to profitably manufacture wood-products.

    fyi: real estate in Lebec

Should TRC hire a young in-house architect? Does Lebec need 1- and 2-bedroom apartments

I suspect that Poe was recommended by TRC's financial advisor which might be
BAC's Merrill Lynch. What did Poe advise on compensation? A consultant was
likely hired to provide cover for legal boilerplate that shielded the looting.
Principal author of DEF 14A was probably General Counsel V.P. Greg Tobias.

My guess is that only two Major Shameholders attended because they're required
to do so as Directors, Daniel Tisch and Michael H. Winer.
DEF 14A p.12 During 2013, there were five meetings of the Board. During 2013
all directors attended 75% or more of the aggregate total of such meetings of the
Board and committees of the Board on which they served.
The Company’s policy is that all directors are expected to attend every annual
stockholders meeting in person. All directors attended the 2013 Annual Meeting.

TRC's valuation has been mostly land speculation
since its IPO some 4 decades ago. How much is idle land
actually worth? About 90% of TRC's land is Conservancy.
I judge that to be a real liability. Does TRC's stock-price
reflect financial reality or rather collusion by Major Holders
to inflate their stated AUMs thus swindling their clients.
I previously explained why TRC should not be in any index. You excused Vanguard for its gross negligence in this matter.

You sound like an arrogant elitist in Manhattan. Was TRC's Meeting a "major conference".
Any place in the Tejon-area that these carpetbagging Directors could've spent money would
certainly have benefited TRC economically. Yes, I'm talking about gas stations, restaurants,
Outlet shops, etc. Greedy Bob is a poster child for crony capitalism, and you're his apologist.

That's exactly the problem. Should TRC's Board members belong to Balboa Bay Club.
These are elitist back-scratching chums, not talented entrepreneurs. They probably exited
profitable cattle-ranching because cows smell. These are clearly the wrong people for
governing TRC's enormous agroindustrial potential. The entire Board should be replaced
by modest local people who can recruit common folks in Lebec to make money through
hard work instead of selfishly indulging in decades-long real-estate fantasies.
Send most of the current top Executives to posh real-estate developments in big cities.
    They've obviously failed in Lebec.

I first posted about the overvaluation of TRC stock on
March 31, 2013: "Why is TRC priced so high?" I presume
the defensive Reply was yours under another alias.
I note your post on April 25, 2013 after mine complaining
about the curious location of TRC's annual meetings:
"115 miles from Lubec (sic) to Newport Beach" and the
fact that the Company was unresponsive to your criticism
    I was born in 1947.
I'm seeking a financial death penalty for certain miscreant
Managers and Major Holders as well as severe sanctions
against others such as firings for cause, clawbacks,
and permanent barring from the securities industry.
"If you hobnob with nabobs such as these, reprisals
could and should happen to you!" is the just message.
