Backup Offers Challenge New Seller's Market, Say Leading Denver Realtors®, Amy and Scott Grossman of RE/MAX® Southeast, Inc.

PR Newswire

DENVER, June 3, 2014 /PRNewswire/ -- "Sellers have the upper hand," declare top-ranked Denver Real Estate Transition Specialists®, Amy and Scott Grossman of Grossman Dream Homes, Broker Associates with RE/MAX® Southeast, Inc. Amy and Scott specialize in helping seniors and individuals buy and sell their homes during life's transitions, including downsizing, relocation, and working with estate representatives.

Low inventory throughout Denver, Amy says, has sparked a slew of bidding wars and backup offers on the limited number of homes available for sale.

"Sellers show strong signs of having the upper hand in 2014. For the first time in my near decade-long real estate career, I've never had a seller receive a backup offer; in the past few months, we've received backup offers on four properties," says Amy.

Amy says she recently worked with a seller in the Aurora area who went under contract quickly. When the buyer tried to negotiate a number of items and money as part of the inspection, the seller refused to budge, knowing if the buyer backed out, he could resort to the backup offer.

Amy adds that the seller lost that buyer, and after fixing a variety of the inspection items, sold to the backup offer for more money. Amy warns, "Buyers should be aware of these potential market conditions and that backup offers are the norm today. Handling these complex situations can be difficult, and there are risks involved. Working with an experienced Realtor® can help someone navigate through the process thoughtfully and confidently," says Amy.

Low Inventory Scares Sellers-Turned-Buyers

Scott says that while seller confidence is up, sellers continue to be gun-shy.

"Potential sellers worry that once they sell their home, they won't find anything worthwhile to buy. This means Denver may continue to have low housing inventory and remain a competitive seller's market in most areas," says Scott.
