POAH Makes Strategic Investment in Integratec’s Technology and Services

Integratec, a leading provider of real estate software and financial data processing services, is pleased to announce that multifamily developer Preservation of Affordable Housing (POAH) has implemented Integratec’s technology and services. POAH’s goal was to implement a system that manages information throughout the life cycle of its business, from acquisition prospecting through development, asset management, and property management. POAH needed a solution to aggregate both financial and non-financial information about its 70 properties. This included consolidating its current systems and offline spreadsheets into a central repository that will serve as an authoritative system of record while providing robust reporting, workflow, document management, and executive dashboards.

Many of POAH’s needs are being met today as multiple departments across the organization use the Integratec software. These include management of the acquisition pipeline, tracking development partners and their contact information, memorializing property management staff assignments and key property dates, producing POAH’s schedule of real estate owned, collecting key documentation for each property’s electronic library, establishing due records for missing property documentation, managing subsidy contract expirations and comparability, predicting REAC inspections on the horizon, and performing property and portfolio analysis.

“All of this is just the beginning of what we plan to accomplish,” said Dena Xifaras, POAH’s Vice President of Asset Management. “We also plan this year to configure Integratec’s site visit template, automate our watchlist, import our underwriting model, manage guarantee obligations, monitor how development transactions and key assumptions migrate over time, track select resident service and compliance data, generate executive dashboards, and leverage the system for property transitions from the acquisitions and development staff to the asset and property management staff. The long-term view is to eliminate offline unmaintained flat spreadsheets and to leverage Integratec software to drive collaboration and consistency across our organization by having a robust and highly accurate data set at our fingertips to make strategic information-based decisions.”

“Our team spent several years talking to industry peers and the market about potential solutions,” said POAH President and CEO Amy Anthony. “The decision to go with Integratec was based on its long-term market presence, stability, and core technology offerings and most critical was their willingness to grow and adapt functionality and services to support the specific needs of the developer community. The technology is excellent, and Integratec’s knowledge of the affordable housing industry is a real asset.”

Integratec‘s software and services currently support the asset management of more than 12,000 real estate investments. “We have several valuable long-term multifamily developer clients, but working with POAH through their evaluation process and implementation has increased our awareness of how Integratec can support developers and owner/operators,” said Integratec Principal Stan Price. “We’re excited to continue enhancing our ability to fully support POAH as well as other prospective real estate developers.”
