NEW YORK (AP) -- Manhattan office property owner SL Green Realty Corp. said Thursday it reached a deal to buy a mixed-use office and retail building for about $135 million.
The 215,000-square-foot building located on Manhattan's Park Ave. South is directly across the street from another SL Green property and is being bought from a partnership headed by David Berley, chairman of the New York-based real estate firm Walter & Samuels Inc., the company said.
SL Green said it will buy the property with about 50 percent cash and 50 percent operating partnership units. The deal is expected to close on June 1.
The property is 95 percent leased to a boutique office tenancy including the model management firm IMG Models. Retail tenants include H&R Block, Bath & Body Works and Time Warner Entertainment, the company said.
SL Green shares fell 8 cents to $73.98 in afternoon trading.
