Community Healthcare Trust Increases Credit Facility to $250 Million with $100 Million Term Loans and Lowered Borrowing Costs

FRANKLIN, Tenn., March 30, 2017 /PRNewswire/ -- Community Healthcare Trust Incorporated (CHCT) announced it has closed on an amended and restated $250 million credit facility.

The credit facility provides for a $150 million revolving facility and $100 million in term loans. The term loans, which allow for a delayed draw of a portion of the funds, consists of $50 million maturing in March 2022 and $50 million maturing in March 2024. The revolving facility matures in August 2019, with two 12-month extension options. The amended and restated credit facility replaces the Company's $150 million revolving credit facility.

Amounts outstanding will bear interest under the revolving facility at LIBOR plus a margin of between 1.75% and 2.75%, and under the term loans at LIBOR plus a margin of between 2.20% and 2.90%, depending on the maturity and the Company's leverage.

The credit facility has an accordion feature that allows the total borrowing capacity under the credit facility to be increased to $450 million, including the ability to add and fund additional term loans. The accordion and revolving facility extension options are subject to normal terms and conditions for this type of facility.

At closing, the Company borrowed $12 million under its revolving facility and $60 million, under the term loans, in equal amounts of 5 and 7 year maturities. The Company has 15 months from the close date to borrow undrawn amounts under the term loans.

The Company intends to enter into interest rate swap agreements that fix the interest rates on the term loans.  Based on current conditions, this will result in fixed interest rates under the term loans in the range of 4.15% to 4.55% depending on the maturity, the Company's leverage, and other factors.

SunTrust Robinson Humphrey, Fifth Third Bank and BB&T served as joint lead arrangers and joint book managers, Fifth Third Bank served as syndication agent. SunTrust Bank served as administration agent.
