Did American Assets Trust, Inc. (NYSE:AAT) Insiders Buy Up More Shares?

Simply Wall St

We often see insiders buying up shares in companies that perform well over the long term. On the other hand, we'd be remiss not to mention that insider sales have been known to precede tough periods for a business. So shareholders might well want to know whether insiders have been buying or selling shares in American Assets Trust, Inc. (NYSE:AAT).

What Is Insider Selling?

It's quite normal to see company insiders, such as board members, trading in company stock, from time to time. However, most countries require that the company discloses such transactions to the market.

We don't think shareholders should simply follow insider transactions. But logic dictates you should pay some attention to whether insiders are buying or selling shares. For example, a Columbia University study found that 'insiders are more likely to engage in open market purchases of their own company’s stock when the firm is about to reveal new agreements with customers and suppliers'.

American Assets Trust Insider Transactions Over The Last Year

In the last twelve months, the biggest single purchase by an insider was when Director Duane Nelles bought US$1.0m worth of shares at a price of US$41.74 per share. That means that an insider was happy to buy shares at around the current price of US$46.77. While their view may have changed since the purchase was made, this does at least suggest they have had confidence in the company's future. While we always like to see insider buying, it's less meaningful if the purchases were made at much lower prices, as the opportunity they saw may have passed. The good news for American Assets Trust share holders is that insiders were buying at near the current price.

American Assets Trust insiders may have bought shares in the last year, but they didn't sell any. You can see a visual depiction of insider transactions (by individuals) over the last 12 months, below. By clicking on the graph below, you can see the precise details of each insider transaction!

NYSE:AAT Recent Insider Trading, October 12th 2019

There are always plenty of stocks that insiders are buying. So if that suits your style you could check each stock one by one or you could take a look at this free list of companies. (Hint: insiders have been buying them).

Insider Ownership of American Assets Trust

I like to look at how many shares insiders own in a company, to help inform my view of how aligned they are with insiders. Usually, the higher the insider ownership, the more likely it is that insiders will be incentivised to build the company for the long term. It's great to see that American Assets Trust insiders own 9.0% of the company, worth about US$317m. I like to see this level of insider ownership, because it increases the chances that management are thinking about the best interests of shareholders.

So What Does This Data Suggest About American Assets Trust Insiders?

It doesn't really mean much that no insider has traded American Assets Trust shares in the last quarter. On a brighter note, the transactions over the last year are encouraging. With high insider ownership and encouraging transactions, it seems like American Assets Trust insiders think the business has merit. Of course, the future is what matters most.
