KBRA Assigns Preliminary Ratings to BANK 2022-BNK43

NEW YORK, August 01, 2022--(BUSINESS WIRE)--KBRA is pleased to announce the assignment of preliminary ratings to 36 classes of BANK 2022-BNK43, a $1.1 billion CMBS conduit transaction collateralized by 61 commercial mortgage loans secured by 104 properties.

The collateral properties are located across 21 MSAs with the top five as follows: New York (16.1%), Phoenix (16.1%), Houston (12.5%), Washington-NoVA-MD (7.7%), and Los Angeles (7.0%). The pool has exposure to all major property types, with three types representing 10.0% or more of the pool balance: office (29.6%), retail (26.0%), and lodging (14.5%). The loans have principal balances ranging from $1.0 million to $100.0 million for the largest loan in the pool, High Street (9.2%), which is secured by 630,083 sf, Class-A, mixed-use office/retail/multifamily development located in Phoenix, Arizona. The five largest loans, which also include Katy Mills (8.4%), Constitution Center (7.7%), ExchangeRight Net Leased Portfolio #56 (5.5%), and The Boulders Resort (6.9%), represent 37.6% of the initial pool balance, while the top 10 loans represent 59.2%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 12.3% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 43.2% less than third party appraisal values. The pool has an in-trust KLTV of 89.5% and an all-in KLTV of 90.3%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
