SROA Capital Sees Potential Shift in Investment Strategies Due to Coronavirus

·2 min read

WEST PALM BEACH, Fla., March 11, 2020 /PRNewswire/ -- SROA Capital, LLC ("SROA"), a West Palm Beach-based real estate investment and management firm and owner/operator of Storage Rentals of America, has recently experienced an increase in investor interest from global institutional investors, public and private pensions, and endowments that are seeking to identify investment opportunities that have some level of protection from the spread of the Coronavirus. SROA Capital CEO Benjamin Macfarland says he believes that investors are contacting the investment firm because the fundamentals of the self-storage business remain strong and may even be enhanced now because of the minimal social interaction involved in the customer use and operation of storage facilities. The high levels of human-to-human interaction at hotels, senior living, and various multi-family type businesses cause management of these assets to be on heightened alert and take extra steps to mitigate the spread of the virus, especially following the U.S. State Department's advisory to Americans to avoid several types of travel.

"Any business that is based on putting people in close proximity to one another will be economically impacted to one degree or another," says Macfarland. "We believe that the likelihood that the COVID-19 pandemic will last for several months has investors looking to widen their exposure to and find safer opportunities as insulated as possible from the financial effects of the virus spread."

As the Baby Boomer generation continues its steady retirement rate and the next generation appears to have little interest in running self-storage properties, SROA predicts increased investment opportunities from highly motivated, "first-generation" sellers.
