It is hard to get excited after looking at VICI Properties' (NYSE:VICI) recent performance, when its stock has declined 3.2% over the past week. So, based on the above formula, the ROE for VICI Properties is:

For example, it is possible that the broader industry is going through a high growth phase, or that the company has a low payout ratio.

This then helps them determine if the stock is placed for a bright or bleak future. Is VICI Properties Using Its Retained Earnings Effectively?

However, it's not unusual to see a REIT with such a high payout ratio mainly due to statutory requirements. In spite of this, the company was able to grow its earnings significantly, as we saw above.

Moreover, VICI Properties is determined to keep sharing its profits with shareholders which we infer from its long history of four years of paying a dividend. Upon studying the latest analysts' consensus data, we found that the company is expected to keep paying out approximately 73% of its profits over the next three years. Still, forecasts suggest that VICI Properties' future ROE will rise to 12% even though the the company's payout ratio is not expected to change by much.

Overall, we feel that VICI Properties certainly does have some positive factors to consider. Specifically, its respectable ROE which likely led to the considerable growth in earnings. Yet, the company is retaining a small portion of its profits. Which means that the company has been able to grow its earnings in spite of it, so that's not too bad. Having said that, the company's earnings growth is expected to slow down, as forecasted in the current analyst estimates.
