    No brainer here, just priced offering at 14.95 and I scooped it up at 14.29, over 9% yield. Earnings increase every time interest rates go up, at least 2 more years of that happening, probably will be getting 15% on my investment by the end of this year!

    Hope you held it. I actually bought more when it was around $6 during coronavirus. Currently around $9. I'm in it for the long haul, so adding while the stock is at discount seems like a good idea, as I don't think the company is going away. Historically, it hovers around $12-$14. If I had more cash, I'd probably buy a little more, but did heavy buying at Dow 20K.

    No mention of any dividends cut, why is this down 8%. New shares are being priced at $15.80.

    This is one of my best and most reliable stocks I have. in fact I rarely actually look at it. Just auto reinvest the dividends and let them do their jobs making money while I go play with much more volatile and higher risk stocks.

    Earnings beat, again!

    Ares Commercial Real Estate (ACRE) came out with quarterly earnings of $0.41 per share, beating the Zacks Consensus Estimate of $0.38 per share. This compares to earnings of $0.41 per share a year ago. These figures are adjusted for non-recurring items.
    This quarterly report represents an earnings surprise of 7.89%. A quarter ago, it was expected that this real estate investment trust would post earnings of $0.34 per share when it actually produced earnings of $0.37, delivering a surprise of 8.82%.
    Over the last four quarters, the company has surpassed consensus EPS estimates four times.

    I figured I would post a message that isn't spam. Love the 8% dividend on this one for sure. ACRE has a very diversified portfolio. I am worried about the increasing interest rates, but this stock should be ok near term.
