    In 3Q 2021, EPR collected 90% of contractual rents, so one can assume that 90% of the pre-Covid divvy could potentially be paid going forward. Divvy used to be $4.58/yr, 90% of that is $4.12 or $34 cents per month. At $50, that is a 8.24% yield with a $4.12 annual divvy.

    Management did say on the 2Q 2021 call when asked about the reinstated divvy, is that $3 is what they needed to pay to stay under the REIT tax structure and that the divvy would likely have to go up in 2022 due to increased rent collections, which we are seeing, to maintain their REIT status.

    I think we can expect a divvy increase sometime in the 1Q2022.

    It is time for more analysts to get their head out of the sand and reevaluate to a more positive rating.

    still looking for this back to the 60's. Price Targets est 53 to 57 seem low to me. Monthly Dividend back for income investors. Earning should be good but not great. Going forward they should be great. Movie Theater exposure is my concern though.

    Very positive business update. If this continues, perhaps a bump up in dividends in the 1st quarter of 2022.

    Feels like a bottom to me. I was holding out to buy below 50 but doesnt seem to be in the cards. I will keep buying but in small increments. I really think the fear of another bout of a covid strain and what is happening abroad with some uptick and winter coming has investors leery. I certainly am cautious but still optimistic on the long term. If we have closures and shut down again, it will kill this reit again. I dont think it will happen therefor adding to my position. At least the monthly div is back! This one takes some nerve though. Good luck to us all.
