    My sis lives down the street from their Indianapolis Monument Center property, which is empty. The property is in a really nice location, but I wonder whether the east coast centered Franklin Street Properties is aware of the homeless encampment which has to be hindering any interest in the leasing of this property. It's definitely hurting the city, so you would expect FSP has some leverage with the city administration, but Sis says it has been a real mess for a long time. Maybe FSP lacks the will to get things done. I thought the stock was cheap, so I am visiting some of their other sites. The other sites, so far, seem OK. The family managing FSP has been in place for a long time, and they are well paid. Maybe Sam Zell should get involved and kick them out like he did the family that was managing EQC.

    Delta worries may push this back in the 3.xx range this fall, looking forward to nabbing some if that does happen. They will sell out to a larger REIT.

    Question: How does this CEO and management team have there Jobs? 2006 No debt. price $19+$21, 12 years later.. stock price $7, 75% leverage. in a market that has rebounded, properties owned from back in early 2000's. Amazing to evaporate so much equity. gone - poof. pathetic... Carter should quit for his own financial gain. He has destroyed so much value it's criminal. How does he face himself each day. What do they talk about when the management team gets together? Do they compete to see how poor their performance can be? -66 % return in 12 years... with the addition of $ 1B in debt.

    That was stated in Conference Call and that is why were insiders buying

    1) We believe that further debt reduction will provide greater financial flexibility and position the Company for stronger shareholder returns. Accordingly, we have introduced full-year 2021 disposition guidance in the range of approximately $350 million to $450 million in aggregate gross proceeds.
    2) I now feel the way we do that their assets in this market have been discounted heavily to what they consider as their NAV regardless of what book value says on balance sheets and so on. And we believe that that is especially true for many of our assets and that a lot of the capex and so on and effort we've put in the last few years have yielded assets that are so steeply discounted to their true market value
    3) However, to give you more color, last year or 2020, our dividends totaled $0.36 per share for the year, about $38.6 million and after the sale of Emperor Boulevard, which was $89 million approximately, we did record a gain on that. If we -- with our $0.36 or $0.09 per quarter dividend came real close on the $89 million Emperor Boulevard sale and we are able to generate sales of $350 million to $450 million in 2021, you would certainly anticipate -- you would have to look closely at what the dividend payout would have to be...

    Expect strong growth of book value and the same time bigger dividend... that all for $4.46????

    I have added at $5.45 yesterday..the order was waiting there all day and before the close it has been filled. You can dig the gold, you can drill new oil well...but you cannot get more land on the planet.

    So if the prices go belong book value...it is a gift. And I thank you for it. :-)
