More important than making money is to put the customers first. Over a decade ago I've become the member of HGV. I and many other members regret it very much now. We are crying for the terrible way by HGV.I bought one time share unit for about 100,000US$ after being shown a dream ,beautiful video, catalogs and sweet words of sales. But sales can buy only 1/10. Unbelievable!! Of course ,I wasn't told at all that it would lower the value of this asset. In fact, HGV are making money by selling this cheaply bought unit for more than the original price. This is just an example ,and HGV is doing a lot of terrible things. You shouldn't buy stocks of HGV. Of course I sold all HGV stocks.

I’m a member of HGV, too. Certainly HGV is a company that’s doing terrible things. Originally high management costs are raised every year.
Moreover, this thing was not explained at all before the purchase.
In addition to the unit I bought ,this includes the costs of renovation of building equipment ,gardens ,pool, etc.
The members are made to bear what HGV should have paid.
And besides that management costs are borne by the members.
This management cost of 2,000US$ 12years ago has now doubled to 4,000US$.
The parent company (Hilton Worldwide) seems to pick up the name "Hilton" because HGV is so terrible.
While doing awkward things ,the executives are highly paid, for example the president is getting more than 3 million US$.
I’m glad l'm not a shareholder. You should not invest in this company. Shareholders should also sell early!

When a recession really hits, timeshares stocks are the first to go down. People will be reluctant to buy it and stuck with money Lu Payment, and owners will be eager to get rid of it.

How do you figure if institutions are buying or selling etc? Any suggestions or thoughts would help. I am new to this and see prospects in buying at this time. Thanks in advance.

    HGV reopen?
it seems Vegas reopen slowly and partially after May 15th, but may not fully reopen till July. So, what people I'll do there with HGV's customer as mostly family oriented?

As I said 7 months ago, time share company like HGV will be the first to go down in a recession. HGV is at all time low now, and will continue to head lower.

I made money in HGV in 2017 and got out. If you scroll down to see my message here from a few years ago, you will see that I said HGV will be the first to drop when recession hits because people will have no money to buy timeshare. People may still go on vacation and stay in hotels, but the monthly fees that come with timeshare is an extra burden that people do not need in time of recession, and fewer will be entering into contract to buy one. And now HGV is lower than the IPO price, at near all time low. This will take several years in the future after pandemic to recover, after airlines and hotel industry has already recovered.
