The 6% yield is not enough enticement to buy. ILPT paid too much for the MNR assets and now that inflation and interest rates are rising could see further price declines. Buy WPC with which pays 5%, exited the JV market, lower debt ratios, readable financial statements.

Just sharing my honest opinion - would love if pundits on this board could comment if my thinking is wrong. Industrialization is reversing globalization. Supply chain issues and global political issues have changed thinking otherwise. ILPT should stand to gain big time as industries move to geographical markets to serve demand. For instance - with respect to auto - where supply chain got most spread out - margins are historic as long as they can get an auto as complete out of the door. For me, I think it is a no brainer. I am a novice, May be wrong - just sharing my honest thoughts. I just have a small position of 400 shares which I have been holding through the entire downturn.

On the positive side the drop in stock price from the announcement date of MNR to now has wiped out $785M of investor wealth (65M sh x $12 price drop) wiped out which is almost as much as the 24% premium paid for the MNR Assets. I would caution that the JV funding, asset sales, and other trickery to get the debt to EBITA down to 8 times still leaves company with too much debt. Take a very small position and see how the management deals with these challenges.

I think we will see a big snap back, this move is overblown and the price here is truly absurd given the quality of this asset base and the security of the cash flows. I have purchased a few call options, we shall see if I am correct!

I have raw land that has increased 35% in value this year, ILPT is improved with cash flow buildings yielding 6+ % already, pay out ratio is low, PE low, small float... what's not to like long term!?

Prologis $PLD healthy correction. Shares should have never been inflated to those levels. Time to look at $ILPT, a pure play logistics REIT trading 8 X earnings with a 7.5% dividend and tons of upside.
