    Lexington estimates that its Adjusted Company FFO for the year ended December 31, 2018 will be within an expected range of $0.95 to $0.98 per diluted common share, compared to $.97 for 2017. Current stock price of $8.12 is 25% off the recent average gross price of $10.89 per share under its ATM offering program. $.71 dividend yields 8.74%. Is this a good investment or a trap ?

    Management just said that the dividend in 2019 is going to be .40-49. When this gets cut to less than a 5% yield I believe many investors will dump this equity putting further downward pressure on it. I would not be surprised to see this hit $6-7 at that time. Brad Thomas has issued a "sell" call on this equity and he has somewhere between 60,000-100,000 readers between his various publications that invest in REITS. This is another negative.

    ceo will, please sell this company,you have options but us shareholders get an increase of two cents in dividend. please sell company i am sure u can get a position elsewhere and get options on a company stock that goes up.

    rising rates do not hurt REITS in long run. Look at history. They all go down when there is talk of hikes and when rates start to go up. But then they take off because everyone can see that they keep making money. People do not understand that REITs are not typical. When normal companies issue shares the stock drops because they have been diluted and the crowd treats REITS the same. But REITS generally do not dilute the stock but they buy more property with that money so the value in many cases actually rises. So when they issue stock it is a great opportunity to get a good buy.

    At mid point of next year's FFO of 77c, the stock is trading at about 12X. The average industrial REIT are trading at higher multiples and paying same or less dividend.

    I am a bit surprised there haven't been any announcements of new purchases following the sale of the joint venture. I would have hoped they could find something to add to their portfolio by now even if it was a small portion or to even confirm they have paid off some debt. I would have thought they would have some things lined up and not just leave the cash sitting in a money market account.

    Lexington announced that it declared a regular quarterly common share dividend for the quarter ending December 31, 2020 of $0.1075 per common share payable on January 15, 2021 to common shareholders of record as of December 31, 2020. This represents an increase of 2.4% from the previous quarterly per common share dividend/distribution and an annualized dividend of $0.43 per common share.

    company just saved $3 million a year retiring 4% notes and selling 3% notes buying $300 million total.

    Should be an interesting call this week in light on the rapid fall in the pps. Unfortunately there is little they can say that is going to change things in any meaningful way. The only thing keeping this above $8 is the dividend. But it is less and less attractive as it has been essentially flat for 3 years with no prospect of a meaningful increase.
