    According to WSJ on 10/4, Morgan Stanley says MAC malls have occupancy rates above 90%!

    this is trading like their malls are closed and rent payments stopped

    Hard not to think some of the larger related REITS, private equity, and big companies like Blackstone, Brookfield, and Simon, alone or together, as well as very large institutional investors like a big pension fund or sovereign wealth fund aren't doing some due diligence on MAC at these stock price levels.

    very disappointed with the share Price, the overall company is doing well but shares are trading like during covid and nobody was paying rents and leasing activity stopped.

    Sometimes an illogically beat down stock like MAC will reverse direction with a vengeance. Once the issue causing the fear (huge recession) fades there is almost a panic to buy before the bargain is gone

    Hello Folks: I wonder is "Jeffrey" is still long this stock after it's 50% drop from where we had a conversation about diversification and making big bets on economically sensitive companies?? He claimed that "diversification is for the financially ignorant(?)"...I hope he was only kidding. Remember people; Marxist can't don't and won't run an economy anywhere but to the ground and that is the political leadership you have now affecting MAC's current and future business prospects. Great management team at MAC but you must see serious business leadership take the helm in Washington or you'll just end up looking like Greece, Italy, Portugal, Venezuela, France, etc., in the end, unfortunately. Good luck to you all in this crazy time.

    Whats going on? Do they own a lot of properties AMC is in? Is AMC negative news bringing this down?

    Interest Rates are locked in for the most part. Covid-19 is over, Inflation will increase sales revenue and rent will increase as a result. Amazon and E-commerce companies will get hit hardest with china-russia conflict and maximum employment means more workers able to spend and travel. Although if there is an economic shock to real estate, workers will be saving up only for paying off their homes. It's a double edged sword. MAC is in the premium income areas though, where workers will still be able to afford goods and services.

    Morningstar rates MAC fair value ratio at 0.36, far below other REITS and trading at $3 below book value while SKT is trading at $6 higher than MAC, many times its book value. Even liquidating SRG is trading at $3 higher than MAC and at its book value. MAC is by far the worst market performing REIT of all and has the worst occupancy rate of its peers. Like I said, send letters to the incompetent management and BOD and tell them to put it up for sale or liquidate like SRG, to recover its true value.
