Marriott (MAR) consistently trying to expand its presence worldwide and capitalize on the demand for hotels in international markets.
Marriott International Inc. (NASDAQ: MAR) said Monday it closed its cash acquisition of Elegant Hotels Group PLC, the owner of seven hotels and a beachfront restaurant in Barbados. Bethesda’s Marriott plans to renovate the Elegant portfolio — which includes some of the most valuable hotels on the eastern Caribbean island — and then market the properties for sale. Marriott intends to keep long-term management agreements on the properties, where it would manage the hotels as all-inclusive resorts under one of its brands.
The deal has paid down 27% since Moody's last review and 30% since securitization. The ratings on five P&I classes were affirmed because the transaction's key metrics, including Moody's loan-to-value (LTV) ratio, Moody's stressed debt service coverage ratio (DSCR) and the transaction's Herfindahl Index (Herf), are within acceptable ranges. Moody's rating action reflects a base expected loss of 6.4% of the current pooled balance, compared to 5.6% at Moody's last review.
