It owns and operates residential real estate brokerage business in the United States under the Coldwell Banker, Corcoran, Sotheby's International Realty, ZipRealty and Citi Habitats brand names.
    The comeback will be historic.

    Realogy Holdings Cor. shares soared 31% in premarket trade Tuesday, after the company announced a partnership with Amazon.com Inc. called TurnKey, a homebuying program that makes it easier to find and move into a new home. The program is already available in 15 U.S. cities.     august had a 2.3% month over month gain from July. I have heard July was the best month Realogy had in years. They are working on debt reduction and generating free cash. they are making investments into technology. People also forget that they have a title and mortgage business. This business has been doing really well lately. People are looking at opendoor, but that maybe a longer term investment. Opendoor had a 12% decline in revenue this year. Also open door only makes about 4-6% pertransaction.Realogy is a more near term bet. Earnings call in eatly november. Also the real money comes from high value houses. Realogy is well connected in this market with Corcoran and sothebys. No rich person will sell their home with opendoor. They want a real agent

    RLGY is heavily indebted. It has $3.6 B in debt. While its capitalization is $1,6 B. That is very negative ratio. Debt expense on $3.6 B at 5% rate = $180,000,000 annually. its debt payment = 11.25% of its capitalization. They should cut the dividend and start paying its debt. Moreover, they have to compete with Zillow and Redfin. they need the website. Wherein people could buy and sell. In the age of Technology,agents will not work for 60/40 split. Unless company will generate legitimate leads.

    Morningstar has this valued at around $11/share. Trading way below its value. It owns many well known real estate brands such as Century 21, Coldwell Banker, and Sothebys. It's parts are worth more than the whole. Prime takeover target. Despite the debt it spins off a lot of cash on an edible basis and has an annual positive return. It also pays a dividend quarterly. Probably at the bottom now. They also have a new partnership with Amazon that should improve results

    Any dips from here I will be adding. I hesitated earlier on the earnings day because of the volatility and I don't like to buy or sell on that day unless something catastrophic happens.
    Realogy is looking good for the future.

    Every month the NAR (Nation Realtor Association) releases reports on new home sales and prices. They have both been consistently over 20% (yoy or 2019) for the past 10 months. Sales are at record levels and inventory is LOW. New homes are being built (Toll brothers is at a 52 week high) and those will sell at a premium. RLGY should range from $40 - $50 by summer.
