    Lodging Selloff Looks Overdone

    Lodging stocks have had a bit of a selloff lately, hurt in part by what investors believe is worrying commentary about "group pace," or the booked revenue growth from blocks of 10 rooms or more booked at once, from companies like Marriott (MAR) and Hilton (HLT). Thus, Allen believes that group pace isn't a great metric to rely on if you're trying to gauge overall revenue per available room (RevPar): For MAR, we found that in 3 of the last 5 years, actual group RevPAR either outperformed or underperformed initial group pace by 300bps or greater. For Host Hotels (HST), while group pace heading into 2015 was 1.6%, actual RevPAR ended up 3.8%, while in 2016, initial group pace was a strong 6%, but actual RevPAR turned out to be just 2.7%, the lowest seen over the past four years.
