    Well Premium Apparel is buying ann taylor and loft and layne in bankruptcy court. looks likes most of those stores will end staying open. Doom and gloom scenarios continue to not play out. Tanger occupancy to stay strong.

    Well, this is the second time since May to break through above $10. The chart looks much more promising this time. They say the third time's the charm. Don't panic and sell.

    Market for some reason likes value, small caps and most shorted stocks right now. Been good for us. Who knows how long it will last?

    Lumber Liquidators Holdings, Inc. was also highly shorted and once its priced crossed above the pre covid level it did not stop. So given Tanger's stock price today it is getting close to its pre covid price so I would expect the shorts to start covering big.

    Short covering has just begun. In fact there was essentially no net short covering on Friday because of options expiration...so I'm expecting this week we could easily see major up volume and significant price increases. Today is proving my theory...we'll see how it goes this week. Long holders should expect at least $15 by the end of the year.

    I still find it hard to believe there are over 40M shorts out there - after we just about had a double in less than a month. Plus, Christmas and vaccines around the corner... What are they waiting for???

    Was reviewing Walmart and Target. These retailers are very expensive maybe 3-4 times as expensive on a free cash flow basis as Tanger. They are getting a premium because they are continuing to grow revenue as they are moving sales to on-line even though bottom line earnings are about same as ten years ago. Hopefully Tanger can navigate this on-line situation with innovation while retaining Reit function. I could see maybe Tanger running some kind of on-line operation at night to have store retailers pull product for Tanger on-line outlet interface. They have some empty square footage to set up a shipping department. It's tricky, I know but there has got to be some ideas they can execute.

    Went through the quarterly earnings report again. It's clear to me that Tanger has caught up by skipping one dividend payment and has the financial ability to pay a dividend at end of November. They could pay at the old rate but that looks like that might not be sustainable if the new average FFO is going to be in the $0.44 range per quarter. They may be concerned that Covid is going to cause more problems this quarter and the prudent thing to do is skip another month. If they do then they could end the year with about $50 - 65 million unless they pay off some debt early. Again a spike in Covid could screw things up, but don't believe they will shut down retail sales throughout country this quarter.

    Punched in what I consider very, very optimistic numbers to get a sell stock price just based on valuation. Assuming $1.25 dividend and 4.13% yield into dividend discount calculator I get roughly $30. I used $4.13 because that is current dividend for Duke Energy and utilities and Reits compete for dividend investors. Hopefully enough people will hold til at least some shorts have to pay $30 for their gambling habit.

    I haven't done it in a while. Punched in $1.00 annual dividend into div discount calculator band used two different equity risk premiums: 6% above t_bills and 3% above 10 year and I get stock price in the $17 - $25 range. That assumes they can stabilize business and pay $1.00 div from now on.
