    I don't like the high payout ratio but the divvy is easily covered by 40% of cash flow. Perhaps UMH is a case of the baby being thrown out with the bath water. Bad housing shortage in this country and like it or not we're becoming a renter nation. Seems like this might be the sweet spot in the housing market. Just an observer at this point.

    UMH might want to put self storage facilities at its larger communities,it would increase revenue from both rentals as well as an added amenity to the site.When living in these smaller homes storage space is in demand.

    Current management is smart, motivated and visionary. However, in their quest to grow assets they have diluted shareholder value and not grown the bottom line. They need to turn their full attention to growing the occupancy rates in existing communities which will be immediately accretive to the bottom line. Twenty thousand sites is a good sized company. The installation of new homes seems to be a wise plan. 95% occupancy on those homes is really full occupancy since people move in and out all the time. Instead of investing in the shares of other REITS they need to invest in their own company. I continue to buy shares but do not have unlimited patience.

    There is no onsite management in the Evergreen Property in Bedford Hts, Ohio. It is very difficult to get in contact with UMH management since they never answer the phone and rarely return phone calls. Anybody who wants to contact the property manager must drive to the nearest UMH facility, which is about twenty miles away.

    I don't understand why investors would dump a stock paying a 5% dividend.
    The virous and the oil market doesn't impact this company. what am I missing?

    I really think this company is going to make a lot of money for a lot of years. And I have owned it a long time. But the future looks better than I ever thought it ever would.

    With a #$%$ economy, a stock lke this will do good because people try to live cheap and buying -renting trailers or mobile homes is a good choice to savemoney instead of buying a $300,000 dollar house of course.

    Wouldn’t it be a good time to start using some of that $80M of the preferred D you issued earlier this year to start buying the preferred B in the open market?

    The new credit facility/loan is big news. Interest rate is below 3% and they are going to use it to pay off some of the preferred at 8%. Plus they should be able to access FHA backed loans at great rates for future projects like the one in Memphis.

    I came very close to buying a mobile home park myself. The debt on the deal was too risky for my wife. So I purchased UMH shares instead.

    A mobile home park business is amazing for the following reasons:

    1. It has 20,000 separate streams of cash flow (1 per unit)

    2. Your customer are somewhat a captive audience. To stop paying, they have to move.

    3. A mobile home is one of the cheapest forms of housing, and everyone has to live somewhere.

    4. Although I prefer the land rental business more than home rentals, it is real estate, which will be a hedge in a recession or hyperinflation etc

    Nice earnings, good conference call and nice pop today. They keep talking about having mh parks in shale gas areas. Don't know this is particularly significant, but they continue to expand which should ultimately lead in increased earnings, FFO and dividends.

    Not sure what is the purpose of dual listing in Israel.

    UMH is a slowly dying stock for completely unknown reasons. I love the business plan and support a very competent management, but a dearth of buyers in the stock is puzzling. Am I missing something?
