In a sense, the idea of "income REITs" is a bit redundant, since by definition that's what real estate investment trusts do: They operate, own, and/or finance real estate that produces income. REITs, in fact, are required by tax law to pass at least 90% of their taxable income to investors, who get the benefits of owning real estate without the hassle of operating it, in the form of a steady stream of reliable payouts. Publicly traded REITs also provide the opportunity for share price growth (and the risk of the opposite) to the hundreds of millions of real estate investors with money in them, either on their own or through mutual funds or exchange-traded funds (ETFs).
