The company said it had net income of $98 million, or 27 cents per share.

The real estate company posted revenue of $395.5 million in the period, which also beat Street forecasts. Six analysts surveyed by Zacks expected $385.6 million.

American Homes 4 Rent expects full-year funds from operations in the range of $1.62 to $1.66 per share.

The company's shares have risen 20% since the beginning of the year. In the final minutes of trading on Thursday, shares hit $36.10, a fall of almost 1% in the last 12 months.
