An apartment high-rise proposed for downtown Milwaukee's riverfront might soon be undergoing city review in preparation for a 2024 construction start.

The 32-story, 381-unit high-end tower, known as The Edison, would be built on a vacant lot at 1005 N. Edison St. − where the former Rojahn & Malaney Co. warehouse was demolished this spring.

The Edison's developer, Madison-based The Neutral Project LLC, has filed a proposal for review by the Milwaukee Board of Zoning Appeals, according to city records.

The proposal also will undergo Plan Commission and Common Council review.

The Neutral Project plans to complete its financing package by March, with a construction start in either spring or summer, said Daniel Glaessl, a firm partner.

The building will take around 30 months to complete, Glaessl told the Milwaukee Journal Sentinel.

The Edison would use an unusual construction technique known as mass timber, or cross-laminated timber. That process uses layers of wood pressed together to create columns, beams and other building frame components.

Apartments, offices and other buildings made from timber provide a lower carbon footprint than conventional construction. They also can create a more attractive atmosphere, featuring exposed wood interiors.

Downtown also is home to Ascent, a mass timber apartment tower that opened in 2022 at 700 E. Kilbourn Ave.

The Edison would join two other Milwaukee apartment high-rises that are under construction: The Couture, 909 E. Michigan St., and 333 North Water, in the Historic Third Ward − both to be completed by spring.

Also, the Common Council on Tuesday approved revised plans for a high-rise at North Farwell Avenue and East Curtis Place. Developer New Land Enterprises LLC hopes to break ground next spring.

Meanwhile, plans for another east side apartment tower, at 1550 N. Prospect Ave., are on hold.
